Our Beginnings

CPC was founded in 2015 by David Lovato, who wanted to help property developers fund projects by tapping into the non-bank lending Australia market.

Since then, CPC’s lending panel has expanded to also include Australia’s big four banks, smaller banks as well as a diverse range of non-bank lenders, high-net-worth individuals, family offices, SMSFs and managed funds.

What services does CPC offer?

CPC assists developers by analysing their proposals. We check if the development is feasible, speak to the lenders about your proposal and generally determine if there is lender appetite for your development.

We’ll discuss and suggest a lending strategy with the developer and work with them to prepare a development proposal that is accurate for the current market conditions and likely to receive funding.

We’ll then submit the proposal to lenders and manage the application process though to loan settlement and also stay engaged with the developer through the loan term to deal with any issues that may arise through construction.

What is non-bank lending?

Non-bank lending is when you receive funding for your development from any type of institution or individual that is not a registered bank.

A non-bank lender could be any specialist lender, business, family trust, high-net-worth individual or investment company that is not a registered bank.

Non-bank lenders are be more willing to invest in a project with less restrictive loan terms, than mainstream bank lenders.

What lending channels does CPC use?

CPC selects the lending channel that is most suited to the project being financed. That may be a major bank, smaller bank, non-bank lender or private investor. We are accredited with the majority of bank and non-bank lenders in the marketplace.

With some projects, CPC will source finance from multiple lending channels and structure a loan utilizing senior and junior (mezzanine) funding.

Will banks lend to property developers?

Yes. Banks will lend money to property developers, provided they believe the borrower is creditworthy and the developer’s project is viable. The terms and amount of funding will depend on the specific bank, the borrower’s financial position and the details of the project.

Why is development finance important?

Development finance is important because, without it, many property developers would not have the funds needed to build new housing and infrastructure.

Development finance is an important support for small businesses that don’t have the necessary funds to get viable projects off the ground.
